The spring measured 0.25-inch wire diameter and had snapped clean at the coil, which is typical for the 10,000-cycle range after about 7 to 9 years in the Santa Clarita heat. The door weighed 340 pounds on the scale, so we matched the replacement spring to that exact weight rather than guessing. The result: the door lifted with two fingers and stayed put at the halfway point, which is the test that matters.

The homeowner described it as “a grinding sound and a door that shakes on the way up.” We found the left track had been knocked off vertical, likely by a car bumper, and the steel rollers had worn flat spots that were chewing the track. We re-shimmed the track, replaced all twelve rollers with sealed nylon units, and tightened the brackets to spec. The door ran quiet enough that you could hear the opener logic board click.

A power surge took the logic board on this LiftMaster 8500W, and the trolley carriage had stripped teeth from years of dry operation. The customer asked if the whole opener needed replacing. It didn’t. We installed a new board, rebuilt the carriage, and re-tensioned the belt to manufacturer spec, which cost roughly $240 to $380. That’s about a third of a new opener installed, and the photo record shows every piece we touched.

Newhall gets the full afternoon sun on the west side, and the original bottom seal had turned brittle and broken away in chunks. The gap let in dust, June bugs, and enough hot air that the garage stayed ten degrees warmer than the house. We pulled the old retainer, replaced it with a new aluminum track, and pressed in a bulb seal rated for the temperature swings Santa Clarita sees from October to January. The daylight line under the door disappeared.

This one was a slow-speed bumper hit that caved the bottom panel and twisted the right side enough to bind the rollers. The door was a Clopay model still in production, so we ordered the exact panel rather than replacing the whole door, which runs about $500 to $900 for the panel and labor versus $2,400 to $4,500 for a full replacement. We also re-tensioned the springs after the panel swap because the weight changed by roughly 40 pounds. The customer saw the damaged panel photographed and tagged before we quoted it.

New Door Installation for a Custom-Sized Opening in Stevenson Ranch

The old tilt-up door was original to the house and the lower frame had rot from sprinkler overspray. The opening measured 16 feet 2 inches wide, not a standard 16 feet, so we ordered a custom-width Amarr sectional and built out the jambs to close the gap. Installation took one day, and the homeowner received a written price, a written scope, and a photo record of the finished track work, hinges, and weatherstripping before we pulled out of the driveway.
